RENTAL OFFICE WINTER HOURS: BY APPOINTMENT
Vacation Rental Check in: You may pick up your packet any time after 3 pm on the first day of your rental. No one will be there to greet you. A rental packet of information, directions and key will be clipped to the office door for you. If you have a balance due, drop a check in the key drop box beside the door, a statement with amount due will be with the packet It is preferred that you mail your balance in advance of your arrival but if not then please leave a check made to Peter D, Watson Agency.
Maximum number of occupants is to be strictly observed. No tenting or camping is allowed on the rental property. You will be asked to vacate the rental without any financial compensation if you violate the occupancy limit.
CHECK OUT TIME: All tenants must be checked out by 11:00 AM. NO EXCEPTIONS! Keys are to be returned to The Watson Agency Office upon departure. Failure to return the key/keys for your cottage rental to The Watson Agency Office on departure will result in a Twenty Five Dollar ($25) Charge per key that is not returned. This charge will be deducted from your Damage Deposit.
RATES: In addition to the cottage weekly rate there is a Vermont Room’s and Meal’s Tax, currently at a rate of 9%, and a Three Hundred ($300) Damage Deposit. The Damage Deposit will be returned after an inspection of the property shows no damage or missing items, number of occupants was not exceeded, after all telephone charges are deducted and laundry limits have not been abused. There will be a Twenty Five Dollar ($25) per load fee deducted from your damage deposit for guests with excessive amounts of laundry. Please use a calling card when making long distance telephone calls. (Please note: it may take several months for owners to get telephone bills.) All furniture must be left the way you found it. Please do not re-arrange the furniture. If you are renting a Dog Friendly cottage, a Two Hundred ($200) Dog Deposit will be charged (it will be returned in full if you have cleaned up after your dog and nothing has been damaged by your dog). Please report broken dishes/glasses etc. so the items can be replaced for the next guests.
PLEASE NOTE: any check issued by the Peter D. Watson Agency must be cashed within 6 months of the date issued.
PAYMENT: A 50% Deposit within Fourteen (14) days of booking a reservation is required. The deposit will confirm the reservation. Payment is to be made by check or money order; we do not accept credit cards. Please make the check payable to: Peter D. Watson Agency. The mailing address is: P.O. Box 62, Craftsbury, VT 05826. The balance is due upon arrival.
CANCELLATION POLICY: 50% of your Deposit will be refunded if notification is received in writing sixty days prior to your arrival date. Deposits will not be returned for cancellations received after 60 days. Note: If we are successful in renting the cottage, we will refund 100% of the deposit minus a one hundred Dollar ($100) administration fee.
SUPPLIES: All cottages (unless otherwise stated) are equipped with basic cookware and dishes. We recommend that you bring any special kitchen equipment that you cannot live without. Linens, blankets and bath towels are provided. Please bring additional toilet paper, bath soap, paper towels, detergent, garbage bags, coffee filters, condiments, beach towels, beach chairs, sun screen, and bug spray. Many cottages do not have fans, for your comfort we recommend you bring a fan or two; it could be a hot summer!
PETS: A Two Hundred ($200) Dog Deposit is required if you are renting a Dog Friendly cottage. If you are bringing your dog they should be kept under control at all times and should not be allowed to roam free. Please do not tether dogs outside where they can bark and disturb the neighbors. Please be sure to clean up after your dog before departing from the cottage.
SMOKING: All cottages are designated No Smoking! If you smoke outside, please be courteous to the environment and the cottage community and properly dispose of the cigarette butts and ashes.
ACCOMMODATIONS: The “Property” is a privately owned dwelling with the owners' furnishings and neither The Agency, nor The Owner shall be responsible for providing any additional furnishings or equipment not available presently in the property. Should any equipment malfunction, we will make every effort to have it corrected as soon as possible. There are no refunds or compensation for any malfunction of equipment, TV, VCR, appliances, public utility, etc. All properties are non-smoking. Some of the cottages are on village water, some have spring fed water, some have drilled wells and some even draw water from the lake. In many cases the water is fine, but in others it may not be (even village water is sometimes subject to a "boil water order.") Therefore, for your comfort and health, we suggest that you may want to purchase bottled water for drinking, making ice and other uses involving the consumption of water without boiling.
TRASH & RECYCLING: Trash pick-up day and time will be posted in your arrival packet. Failure to remove trash from your cottage on departure will result in a Twenty Five Dollar ($25) charge per bag. This charge will be deducted from your Damage Deposit. There is a Two (2) bag per cottage, per week maximum. Additional bags of garbage will result in a Twenty Five Dollar ($25) charge per bag; this charge will be deducted from the Damage Deposit. Vermont has a mandatory recycling law. You must separate trash from recycling. You will be given a list of items to be recycled. Further directions will be given in your rental packet at check in.
DISHES: Failure to do dirty dishes in your cottage will result in a Twenty Five Dollar ($25) charge per sink load. This charge will be deducted from your Damage Deposit.
UTILITIES: Utilities are included in the rent with the exception of long distance telephone service; please use a calling card for any long distance calls. If you use long distance telephone service without a calling card and incur over Five Dollars ($5) in charges, the cost of the calls will be deducted from your Damage Deposit.
LAUNDRY: Due to some cottages being left with excessive amounts of laundry we will now have to charge for loads beyond the average as determined by the cleaning staff. There will be a Twenty Five ($25) per load fee deducted from your damage deposit. Please if there is a washing machine on site, starting a load would be appreciated. Leave all other soiled sheets and towels in one location, preferably a bath tub.
ITEMS LEFT IN COTTAGE: Neither The Peter D. Watson Agency, nor The Individual Cottage Owner is responsible for any items left in the cottage. We will attempt to locate items reported as left behind and, if found, return them to you, C.O.D. Items that are found but not claimed within Ten (10) days will not be kept.
CONSTRUCTION: Unfortunately, we cannot predict the location of all construction activities near our rental properties, and we may not be able to inform you at the time you make your reservation that your rental property is near a construction site. We cannot make refunds or adjustments because of construction activity.
RENTAL HOMES FOR SALE: Rental properties may be on the market for sale. Owners reserve the right to allow showings by themselves or by agents by appointment only. Guests will be notified of showings at least Twenty Four (24) Hour’s in advance.
INTERNET: If your cottage has internet access the password should be in one of these 3 places: On the refrigerator, or On the bottom of the modem, or In the Information packet from the Property Owner. If the internet light on the modem is Red, you can troubleshoot it by unplugging the modem from the electrical outlet, wait 30 seconds, then plug it back into the electrical outlet. It may take 5 minutes for the modem to reboot. If you need further assistance and the owner has left contact information, Please call them, not Peter D. Watson Agency or the Rental Agent.
DISCLOSURE: The Peter D. Watson Agency has a contractual relationship with The Property Owners; this contract employs us to act as the Owners' Agents. We reserve the right to refund deposits, refuse rentals or discontinue occupancy. Any reservation obtained under false pretense will be subject to forfeiture. Authorized employees may enter the premises for any purpose to manage the property. The Peter D. Watson Agency and The Individual Cottage Owners' are not responsible for accidents or injury to guests, loss of money or valuables of any kind. Descriptions, rates and properties listed are subject to change without notice. Although every effort for accuracy has been made, we cannot be held liable for errors. The Peter D. Watson Agency reserves the right to terminate a rental agreement as the result of abuse to the staff. We are here to assist you.
